Design and build refurbishment of an existing 4 storey warehouse building into a new 5 storey 258 bedroom hub by Premier Inn Hotel. Works included demolition, extensive basement excavations, underpinning and façade retention to the front and back elevations and a new floor constructed at roof level.

The rear elevation of the building was directly adjacent to Network Rail train services with restricted site access to all boundaries. Structural instability was a key challenge, requiring 24 hour movement monitoring on Overhead Line Equipment gantries.
